SUMMARY

The Former Royal Mineral Hospital, Bath, has a rich history dating back to 1738. This Grade II listed building occupies a prominent place in Bath’s cityscape, featuring an exterior that reflects the typical façade found throughout the UNESCO World Heritage city.

Known locally as “The Min”, it initially opened to serve the “deserving poor” seeking the therapeutic benefits of the Roman Baths. Completed in 1742, the hospital consists of two buildings connected by a two-story bridge link and was constructed with Bath stone throughout.

Over the centuries, the hospital adapted behind its steadfast Georgian façade to meet evolving healthcare needs. This included becoming an NHS Foundation Trust in 2003, focusing on rheumatic disease and rehabilitation.

Recently, a development group acquired the building with plans to transform it into a 160-bed hotel. They aim to preserve original features while converting the building, highlighting the delicate balance between historical preservation and adaptive reuse in urban development.

The survey brief entailed creating a comprehensive 3D Revit (BIM) Model of the Former Royal Mineral Hospital. Working in close collaboration with the client, the survey deliverable focused on an internal renovation allowing for a tailored specification delivering our LOD3 façade and internal modelling standard.

Our approach with 3D appointments is to begin with an online consultancy meeting. Providing time to familiarise ourselves with the wider design team, the meeting is an opportunity to explore the survey brief and approve the BIM specification. Ultimately, we seek to meet client service expectation so that the model fits seamlessly within their 3D design process.
