SUMMARY

In January 2023, the governments new Fire Safety Regulations 2022 made it a requirement for owners and managers of high-rise residential buildings to provide information on their buildings to their local fire and rescue service. This includes buildings of two or more domestic premises, is at least 18 metres tall or has at least seven storeys

To support this requirement Surveybase have been appointed to undertake a programme of fire plan surveys across the city of Bristol on behalf of a large property management company.

We offer a 3 tier approach to Fire Plan Surveys.

• Level 1 – Where Accurate As Built Plans Exist
• Requires a desktop update to the existing as built plans to present building layout and fire service information to regulation.
• Level 2- Where Historic As Built Plans Exist
• Requires a verification survey to confirm plan integrity with general updates to building layout and fire service information to meet regulation.
• Level 3 – Where No As Built Plans Exist
• Requires a full measured building survey and production of building layout plans with fire service information to meet regulation.

The regulation recommends the installation of a Premises Information Box (PIB) to contain information needed by Fire and Rescue Services including an Orientation Plan, Floor Plans and a Vertical Section. The plans provide critical information on building levels, access points, evacuation routes and the location of fire safety equipment and systems.

The Fire Safety Regulations 2022 have been introduced as an important step towards implementing the recommendations of the Grenfell Tower Inquiry Phase 1 report.
